Leading the group into the garbage room they set about exterminating the rats or driving them away. Once this is done they can concentrate on clearing it of rubbish.

Clarence sticks to lighting the area, while Charlene spears some rats, Ludlow
throws some fireballs, and Dolpho, Molag, and Razakeel use their swords.
Smasher stomps rats with his iron feet, whilr Phylicity flies about firing arrows at the rats who scurry away.

Satisfied that they have cleared out the rats Broderick assesses the room's condition. Agreeing in part to Carruthers statement he thinks the walls would need a little more than a layer of plaster to prevent more rats from getting in. [Private to GM: Would its current state be considered habitable as Master Ashbury didn't provide specifics of Habitable. ]

Deciding the area needs quite a bit of rubbish removed and quickish. Clair my dear I'm certain you'd appreciate not having to stay here much longer. Smasher and Carruthers can escort you back to the guild. While there  Carruthers should inform Master Ashbury of the suitability of this area and the need for its acquistion prior to any works be undertaken; lest the labourers and such required for this task inform others of this thereby spoiling his plans. Perhaps even vising the site, if he undertakes to secure these premises quickly either Master Ashbury or Carruthers will organise suitable laborers and a builder undertake these works at Master Ashbury's expence. before she leaves the group will relocate to the ground level and haul Smasher out of the basement.

Securing Smasher the group hauled him out of the Basement Broderick gives Carruthers a pleasant smile pleased by his suggestion Thank you Carruthers, those men sound excellent fellows; however unless Master Ashbury secures the premises it will be pointless to undertake any repairs.

It does. You are currently in the first floor of the shop, and you can hear these sounds from the trap door below.
Smasher, Claire and Carruthers have gone back to the guild to report to Ashbury and recruit laborers to clear out the place, now that little more than rats are below.

Do any of you an idea how we can deal with that waterbeast. I was thinking perhaps using some very long spears, that could be thrust through the grate into it so we can keep out of the effect of its toxic breath

The odor of blood and offal coming from the slaughterhouse accross the way is strong. It will be some time before Claire, Smasher and Carruthers g3t to the guild.

About fifteen minutes walk away, you find a run down establishment, formerly a shop selling smoked fish. The shutters are ripped from the frame, and mych of the clay of the walls has been kicked away from the wattle and daub walls. The door is partly ajar, the lock smashed in.
Crude graffiti covers the door and walls, and an unsubtle pictogram
of an underendowed male goblin being used brutally by an overendowed orc
is carved into the front door.

Accross the cobbled street is an orcish televodnica, a training house for athletes, and it is quite noisy.

Surreptitiously checking if the team can gain unobserved access to the building. If Broderick is sure of this he leads them into the abandoned structure.
