Use this thread to request building permission in Greater Tusk, Tusk City and Silverton -  BUT Please make it very clear in an OOC line  Where you want to build and as well as the Type of Development.  Don't try and do it all IC :)

Decisions in this thread are made by Tusk Council (or the laird for Silverton).  They are tasked with running the region effectively and need to 'maintain the balance' between Econ, Loy, Stab and Def.  They will have stipulations and requests for you - and may well consider take some time before they agree to a development project.

"On behalf of House Medvyed-Solanus I seek permission from the council to build a villa in the hinterlands of Tusk thanks to Pipre's generous gift.  Additionally we seek to build a shrine to Acavna within the villa's grounds so that my lady wife will have somewhere to pray to the goddess.  As a longer term goal we would look to develop it as a fortified manor as a home for our house within the southern marches." Domitius said to the council.

"I intend to claim ownership of the area that supports my mother, as I have no wish to see her peace destroyed by continual expansion, development and commerce.  I plan  to develop it in a very limited way.  However ..." she grins broadly and leans forward, allowing her gown to billow slightly and reveal a bit more breast than is proper "... I much prefer the city life, and I intend to build an estate for myself and followers, in Ivory Hill"

"My family would like to regularize our investments in Tusk.  As such, we would like to build a  residential tenement block in Cheapside, and are prepared to offer some compensation to help develop the city".

OOC:  House Havaki own a mansion in Ivory Hill, but are not members of the Southern Chapter.  They would like to build a Tenement (Econ +1) and are offering 1bp to thre city for permission.

Adoven stands in the Council Chamber. He states "Let it be known that I am currently in the process of expanding our Military College to a Military Academy. As the facilities are themselves a civic improvement, I see no need to offer the council compensation for it."(the increase adds +1 Econ, +1 Loy, +1 Stab; all balanced) He goes on to say "as Tusk is starting to take its place among the major cities of Midmarch, V&A is building a Luxury store to handle increased Maritime trade and a local shop to handle our land trade. Although we at V&A have outlets to apply beneficial improvements to the city to offset the economic growth this might spur, we have decided to donate to the council and allow the city to decide where to make those improvements"(Luxury Store and Shop adds +3 ECON. V&A is willing to donate 2.5 bp to the city to offset this with civic improvements at their discretion).

Dressed in her finest articles of clothing and doing her best to look like a respectable member of the Pharasman church, Marceline looks about for at least one familiar face, spying Domitius nearby and nodding in recognition before speaking.

"Ah, Greetings. I am looking to establish a training house of sorts, focused on the hunting and fighting of undead. It does not have to be affiliated with The Lady of Graves."

OOC: Looking to build a sword school or similar building with an undead hunting specialty. I'm not sure what kind of building it is specifically.

“Such a school will certainly be welcomed in Silverton.” Cass would be happy for both the defense and the growth that such a school would bring.

“Personally, I don’t see a problem with any of the suggested projects for Tusk at this time either.”

Adoven raises a hand for attention and offers "given the tensions of these last few months, as a businessman I recognize what a prize plum the Tusk might look like to, shall we say, adventurism from the South. When all is said and done, most of the Noble houses of Mivon are not above a bit of piracy, given their adherence to the Five Rivers code. As such, I would propose leading an expedition once more to Candlemere, to cleanse it of its Evil undead taint. To secure Candlemere Island as a part of Greater Tusk. And to establish a Keep there. Along with a Shipyard, Marine College, and Naval units to protect our Southern waters, protecting Trade throughout the region."

A beefy woman at the back of the room puts her hand up to gain attention.  While she had met some of these dignitaries before, it was some time ago.

"I would like to build a Cooper's workshop in Cheapside, if that is OK?  With all these new taverns and bars springing up, someone is going to need beer-barrels before long.  And there might be a market in salt fish as wel...."  She tails off with a note of embarrassment.

The newly arrived head of House Yitis in Tusk joins the meeting.  In her mid-thirties she wears  a well cut blue courtier’s dress, decorated with a selection of silver and turquoise jewellery.

"House Yitis would like to build a Merchant Store in the Merchant district.  That will conclude our merchant interests in Tusk, although we hope to continue our contribution to these new lands, assuming we can find suitable investments ..."

"We appreciate the interest and investment of House Yitis in Tusk City. As we noted earlier the inner districts are becoming quite full and we will need to consider which existing businesses will require space to expand within each district in future. I can understand why you would want you merchant store close to your shipping office in the Merchant Quarter. I note that Jovvox has a merchant store and no other related facilities in the Merchant Quarter. Perhaps House Yitis could build a merchant store in Cheapside instead, close to the great market the church of Abadar are building there. If you still wish to locate House Yitis's merchant store in the Merchant Quarter you may be able to persuade Jovvox to exchange their merchant store in the Merchant Quarter for that new one you would build in Cheapside," Andalon suggested.

"Tusk Council would also be expecting to continue our progressive upgrades of each district of the city. I am not sure how far we will progress this year with district walls, paved streets and eventually construction of a sewer system, but would House Yitis be prepared to make a contribution towards that program of works to improve the amenity in a part of the City where your business interests are located?" he asked.

"I think House Hanvaki has established the appropriate benchmark for business investment  in the City of Tusk from those outside. Wouldn't you agree?" he replied to Yasmin.

Adoven stands and asks "Council members, a thought has occured to me. Rather than try to make Candlemere a separate holding, why not incorporate it into a future metropolitan area called Greater Tusk? If we clear the area and build it up as a smaller city....it has the land space to accomodate quite a few businesses and enterprises. While I cannot say that the land around it might be fertile for farming, fisheries are certainly a possibility. And by making it a part of Tusk, it gives us room to expand and invest. But first we need to cleanse it before chasing such a dream. I think it would anchor our Southern border quite well."
