Fuzzy: Tusk development thread 4716

Use this thread to request building permission in Greater Tusk, Tusk City and Silverton -  BUT Please make it very clear in an OOC line  Where you want to build and as well as the Type of Development.  Don't try and do it all IC :)

Decisions in this thread are made by Tusk Council (or the laird for Silverton).  They are tasked with running the region effectively and need to 'maintain the balance' between Econ, Loy, Stab and Def.  They will have stipulations and requests for you - and may well consider take some time before they agree to a development project.

Tusk is the main city and capital of the Southern Region.

Silverton is a small town NE of Tusk, on the road to Ringbridge.

Yasmin Yitis-Aldori is the first to speak, and opens with an apology.

"I am sorry, I misspoke at the last development meeting.  I said that House Yitis would not want to expand our merchant facilities in Tusk.  In most respects that is true, we are not interested in expanding our overall presence, but I have been instructed by my master, Lord Yitis-Aldori, to request permission to expand our jetty into a wharf - which would mean the facility here mirrors our merchant holdings in Mivon.

House Yitis specializes in transporting people and valuable items quickly and securely over long distances, and the vast majority of our vessels are fast, armed, wherries designed for that purpose.  We do not wish to compete with V&A shipping for general trade, but would prefer to maintain our traditional mode of business, and we need a wharf to be able to dock our ships properly.

We would, of course, be prepared to make whatever level of social contribution the council thinks appropriate."


Slightly sheepishly, she sits down again, clearly embarrassed by her failure during The last development meeting.

Adoven smiles and stands as well. He says "Great minds think alike. V&A is expanding our operation in Mivon as well. We also hope to create a trade route between our two cities. Perhaps we can aid one another in the spirit of friendly competition. Competing markets favor the consumer by limiting monopolies. As for Developments this year in Tusk, I am hoping to expand our land-based facilities. We will be expanding our simple shop to a Merchant Store. We are hoping the council has a place where we can build a warehouse and a Shipping Office. Our serai will be getting a new ox train as well. And in the district where we put the warehouse and Shipping office, we propose to donate the funds for the building of a Sports park for practicing fencing, as well as a Public Gardens."

"I would like Tusk to start a new district dedicated to recreation and leisure. It seems a shame that a city of our importance doesn't have much in the way of sports facilities.  If the council are prepared to open a new district, for that purpose, I would be pleased to build a Public Amphitheatre, suitable for a range of team events.  I am sure it will help our people relax."

Where would you like to place the new entertainment district of Tusk? There are 3 potential locations available outside of the city walls:
  • Northwest - a new inland district outside of Ivory Hill, north of Watergate
  • Northeast - a new inland district outside of the College District
  • East - a new district with waterfront access east of Lakeside.

The eastern area with waterfront access probably needs to be kept for future business development like wharves, warehouses, etc. So it is just a choice of the other two areas.

"Northeast certainly does make sense for Adoven's proposed sports park and Pipre's amphitheater close to College District. The Three Ladies' School, Pipre's college, Adoven's Military Academy, Iomedae's Sword School and Tusk Sword School are all located in College District, so it is a logical place to choose.

"House Yitis, you currently have a jetty and warehouse in Port Henry, your merchant store in Cheapside and your shipping office in the Merchant Quarter. Port Henry is already almost fully developed and upgrading your jetty to a wharf would make all land in Port Henry fully developed. Would you be open to the suggestion of building your wharf at Cheapside with a new warehouse there as well, closer to your merchant store in Cheapside?

"I haven't discussed this with Tusk Council yet but I would advocate for the City to buy your existing jetty and warehouse in Port Henry to smooth the way for you to move to Cheapside.

"As for a contribution to the City for permission to build and operate your own wharf in Tusk, Cheapside doesn't have paved streets yet. If the prospect of moving to Cheapside appeals to you, I believe you would benefit at least as much as the other businesses in Cheapside if you would consider a contribution to the cost of paving the streets of Cheapside too."

"If I might be so bold ...  I know that the city has a Military Jetty in Cheapside ...  have you considered a swap use between the two jetties?  We would be happy to build our wharf around that, if it suits your purpose."  Yasmin adds her own suggestion to the plan.

Adoven stands and addresses the banker. "Andalon, V&A's resources are already committed for Year 4716, but I have a proposal for you. If the bank is willing to purchase the Yitis jetty and the other open property in Port Henry and Hold it until 4717, I was eventually going to expand our wharf to a Quayside. I believe I will have the resources to do so next year. I have 0.5 bp to put towards the purchase for now, if need be."

Yasmin hears Adoven’s proposal to Andalon and thinks for a moment.  ”Perhaps there is another way to handle this.” she suggests.  ”If V&A wish to buy both the Jetty and the Warehouse, I am prepared to move more slowly.  Perhaps if I build the wharf this year, I could relocate the warehouse next year, when V&A are in a position to make the purchase?  That, potentially, leaves me with a jetty sitting idle, which would impact my business plans for this year.” she pauses for a moment before looking directly at Andalon.  ”If the city chooses not to buy the jetty, perhaps we could defer the paving of cheapside until next year, when V&A are in a position to purchase both?”

Again she pauses, perhaps for effect this time, before she continues.  ”It makes it a bit more difficult for my staff, of course, and it means a slight delay in making the improvements in Cheapside, but it meets everyone’s needs, in the end.”

"Yasmin, that brings us back to my previous suggestion. Either Tusk City or the Bank of Abadar  (on behalf of the church of Abadar) will purchase your current jetty and warehouse in Port Henry. They will be an appropriate investment for us until V&A has the resources to purchase that jetty for their future expansion. You would be able to build your new wharf and warehouse in Cheapside straight away."

"Adoven, you might consider using that 0.5BP as a pre-payment to secure that last site in Port Henry for your expansion next year. Please note, though, that development of that site next year, and no later, would be a condition of that agreement. If your plans were delayed and the site was not developed next year the City would still require payment of the same taxes as though that development had actually been constructed. If the site remained undeveloped too long the City would retain the right to buy it back from you."

OOC How do we handle that kind of expansion? It isn't just upgrading a facility, but incorporating a 2nd pier/jetty into the larger Quayside. Exchange the Wharf and the Jetty plus the monetary difference to get the Quayside(5.5 bp I think)? And expand the Warehouse to a second Large Warehouse?

Adoven looks up as he puts figures together in his head. He looks at Andalon and says "sounds reasonable to me."

I have just added a new map to the Wiki, proposing a possible six districts in the Outer ring.  I suspect 4 would be the best place for the new leisure district.

Waiting for a quiet moment, Kiera would pull herself to her feet, and nod towards the council.

"I must admit I agree with Lady Pipre's idea that there just isn't all that much for leisure and the like.  But it might need some help to draw people to the area, and to take advantage of the ones already in the area.

To help anchor this new district, I'm seeking to open a few things, with the council's permission: taking some inspiration from the fair Lady Pipre, I'd like to explore the possibility of opening a second tavern and a brothel of my own- though mine would have an attached shrine."

The Bishop and Chancellor of Tusk looked a little troubled by Kiera's plans.

"I would not object to those particular developments in the new district and I am sure there would be customers for both," he began. "But when added to your existing road house, the Nereid's Nectar, your developments would not quite be contributing to the community of the City in the way that others have been required to do. To be fair to other developers who have come before you, we may need to ask you to contribute in a way that will build community spirit as well. There would be a number of ways that could be done, but one thought that comes to mind would be to postpone one part of your proposed developments and perhaps sponsor a scrymball team instead? At the moment we have a proposed public amphitheatre with no teams to play there."

"I tell you what ...  if the city sponsors a team, I'll sponsor one as well.  How about the Lakeside Mulers?  We have three Serai in Lakeside, and all the guards and teamsters are good, strong lads.

How about it Dom, do you want to come in halves with me?  Adoven has already contributed a sports park for the amateurs, but there is no reason the people from his serai can't join in with ours.  You never know, maybe, when he sees what fun we are having, he will start up the V&A Boaters, based in Port Henry."

We still haven't settled on a name for the new sports and entertainment district, and now Tusk's scrymball team will need a name too.

What animals have tusks? Boars, warthogs, hippopotami, walruses, elephants, mammoths? Is there anything there that works (Tusk City Mammoths?), or any tusked monsters that would work better?

Ah, it certainly was Unseen Academicals (the name of the book at least) ... and having grabbed that off my bookshelf, that's now the next book in my reading pile, thank ye kindly.  :>

Brother Florin stands and clears his throat a little nervously.

"If it pleases the City Council, I would like to build a Museum here in Tusk City to house some of the many items that have been accumulated as souvenirs from the early days of establishment of Midmarch and Tusk, and the various exploration and clearing missions since then. People will be more than welcome, in fact actively encouraged, to bring in any such items either as donations to the museum or simply to loan items for the museum to display while they ae not needed elsewhere.

"I think College District would be the best place to build the museum where it will be close to the Library of Iomedae to make it easier for anyone researching our history and those items to have easy access to both buildings."

Bishop Andalon smiles proudly at Brother Florin, clearly having already given his personal blessing to Brother Florin's plans.

"I am pleased to be able to announce that the church of Abadar will sponsor a Scrymball team of its own here in Tusk City, as well. The team is to be named the Golden Keys of Abadar, or more simply the Golden Keys.

"We are planning to build a watchtower of our own alongside the Bank of Abadar in the Merchant Quarter, which will be the headquarters for a unit of house guards employed directly by the church to patrol and guard our holdings here in Tusk - our cathedral, bank and great market.

"Yes, I expect that most of the players in our team will be drawn from our guards and I have no doubt that there will be a number of our parishioners with the skills to join the team, as well.

"That will give us a total of four scrymball teams, which will certainly make for a lively local competition. I am looking forward to watching the first game already!"
