This thread covers independent estates in the Midmarch province.

Viscount Henry leMaistre’s Estate.  Newgate and new builds at Nutbush and Suffield.
Baron Cyrus Lebeda-Ondari’s Estate.  Ringbridge & Mound
Lord Marik Aeris‘s Estate   Newdawn & Ironkeep
Lady Safiya Vallani’s Estates.  Fetfalls & Whiterun
Laird Theold Falke’s Estate - Westgate

I have disposed of my holdings at Eastgate and Westgate.  Eastgate reverts to a Provincial Holding, while Laird Theold Falke takes control of Westgate.

I have replaced those with two new settlements close to Newgate -  Nutbush and Suffield.  I intend to concentrate on developing Newgate as the main urban settlement, while the outlying settlements will grow into small agricultural towns.


The new towns will operate as local market towns, and I expect they will (eventually) be surrounded by farms, of one sort or another.  Appropriate investments from interested parties are welcomed.

My wife and I intend to continue our investments in sheep, wool and cloth development across the estate.   However, we are open to investment proposals for other businesses as well.

"I have spoken with Lord Marik privately regarding the developments in New Dawn and have offered to fund a Lodging House (2.5BP) in order to provide some better accommodations for those discerning visitors to New Dawn.  It is my hope that this will be utilised by those whose visits are of longer than one or two nights who may be taking advantage of the facilities New Dawn has to offer in both education (there are three schools as well as an observatory and library), shopping (a variety of local merchandise, artisan wares and magical supplies) and entertainment (an amphitheatre, dance hall and a Great Taldan Bath, where you can unwind and be pampered)."

Having spoken with Lord Henry and my own advisor, Westgate shall expand its fortified villa into a fortified Manor. Currently investments are discouraged though not outright forbidden. going through his notes he suddenly raises his hand and adds "Oh and a shop. My people are in need of a place to spend their hard earned money."

The church of Abadar in Tusk is looking for investment opportunities in any settlements in Tusk, Midmarch and the other provinces in the Southern Region Federation. Some of the potential developments the church would invest in are listed below. The investment package could include a combination of items if required to help balance the econ/loy/stab of the settlement.

• Shrine: costs 0.5BP for +1 Loyalty
• Great shrine: costs 1.0BP for +1 Loy / +1 Stab
• Holy house: costs 2.0BP for +1 Special / +1 Loy / +1 Stab
• Chapel: costs 3.5BP for +2 Special / +2 Loy / +1 Stab
• Bank: costs 2.0BP for +1 Econ / +1 Loy / +1 Stab
• Local market: costs 1.5BP for +1 Econ / +1 Stab
• Regional market: costs 3.0BP for +2 Econ / +1 Loy / +1 Stab

Alanna nodded to Andalon and offered a pretty smile, "Bishop, Lord Aeris would be happy to see the Holy House of Abadar in New Dawn upgraded to a chapel if you so wish. In addition, if the church would like to purchase the rights to the current local market and upgrade it to a regional market, we would be amenable."

She then turned her infectious smile to the rest gathered, "And if there are any others that would like to consider investing in New Dawn, I would be happy to entertain your thoughts."

"Thank you, Alanna. Those investment opportunities in New Dawn would be ideal," Andalon agreed.

"Andalon, Newgate would benefit from a bank, if you still have the resources available.  I hope that the new highways will help increase trade, both internally and externally, and access to a bank would just make the proposition more attractive."  Henry replies to the Bishop of Tusk.

Andalon replies to the Cayden's priest "Of course, Brother Frug.  However, that means our Outer District is now full! So, we will have to consider opening up a new district soon."

"Thank you, Viscount Midmarch. It will give me great pleasure to attend the opening of that new Bank in Newgate in person, as soon as the building is complete," Andalon responded warmly to Henry.

Lady Bai finally makes her entrance. "On behalf of Three Ladies Schools, we would like to build a school at Whiterun this year."

Alexi Vallani, mayor of Vallani estates bows to Lady Bai before answering her request. "I am sure Lady Vallani would be happy to see a new school in Whiterun."

"Excellent." Lady Bai smiles as she inclines her head.

Berta addresses the meeting.

"My Lord Vicount," this time the polite smile she proffers to Henry verges on more of a grin, though she staunchly manages to keep all trace of humour out of her voice.

"It should come as little surprise to you that House Roth would like to request permission to establish a carriage park in Newgate with the aim of getting a coach service up and running."

"Personally I wanted to use dragons  ..." this last aside uttered in so low an undertone that only those within arms length would hear it, and her face betrays none of her disappointment that her brothers overruled her in this instance.

Henry grins at the woman's last comment,  "I am not sure that I would be able to sanction such an interesting solution to long distance travel.  However, coaches will be a perfectly acceptable solution.  Thank you, Berta."
