As a fan of letting the party do whatever they want to do, and just adjudicating, I can easily create a list and find info on how to create your own shop.

Ex.
Creating your own shop comes in Phases

Planning. First you need to determine the kind of store you'ld like to own and operate. This comes with information on how much a shop space would cost to buy and furnish to start, or if you need a custom shop built.

Building. Second, constructing the shop and the initial wares for sale. Going in debt and taking out loans in order to build a catalog so when you open you have items to sell.

Operating. Finally; staffing, security, advertising, services, rent and material purchasing.

Cost to Build a New Building, buying into a Major City pre-existing building
Alchemist - 10,000
Artifacer - 8,000
Baker - 5,000
Barber - 6,000
Blacksmith - 8,000
Brewery - 5,000
Butcher - 4,000
Carpenter - 5,000
Cobbler - 5,000
Enchanter - 15,000
Fletcher - 6,000
General Store - 5,000
Grocer - 4,000
Healer - 7,000
herbalist - 5,000
Jeweler - 12,000
Library - 15,000
Stables - 8,000

i can easily modify the quest rewards as being special items needed for certain magic items to be made and sold etc
theres cost for adding security measures so you aren't stolen from
theres ways to raise or lower your shops reputation so you can increase your prices

I am happy to put in 1,800 to start.  Also all my takings from next adventure.
I also up for Gaints.  De Van Kinby did enjoy the Enlarge Person spell that was cast on him.  I sure he up for going toe to toe with Gaints.

I can craft poisons, weapons, and am a herbalist *lol*

I did pick up efficient quiver and 40 more arrows to fill it up to 60 arrows. updated my character sheet accordingly.

Hunter's Lodge Guild would be happy to invest, of course taking in a portion of the profits and heavy loan rates to ensure you have to keep doing quests and missions to pay off the investment...

well with 3K+ gold from the last adventure each, we are already at the 15K.

Well I know I spent some of the coin on items. The 15k is just for the building itself. We would still need to stock it with items. Would probably have "utilities" to pay for on a monthly basis. Have to pay for security for while we are away adventuring. The Guild will do what they can to make sure we stay indebted to them for as long as they can.

Now granted we could set up the magic shop with added security via spells, golems, traps, etc.

im making a thread that is basic start up from various books i have.

i'll share now but haven't finished gathering info for details on security.
the profits are the main point. you make profit on mundane stock you dont need to create. but the items YOU create adds to your profit line.

I do not see any point in hurrying to get the building set up.
We would be better holding off.  Doing one or two more adventures and then setting ourselves up.  I do not want us to be in debt to the guild for 1gp let along 5,000gp.

They may be giving us work but I think they loan sharks underneath!

real issue is that we will need to get items and make items in order to sell. Making items will cost XP and mats to donate and only certain people can do that. We could make items and then the Wizard/Sorcerer can enchant them, but we need people who are skilled laborers.

As I have the profession of herbalism I can at least bring money in through herbs and using that and poison craft, make remedies or poisons. I also can craft weapons, so there is that. Maybe eventually make a forge/herbalist shop for me once we get the other up and running. Then we get other people who are skilled with armor craft, blacksmith, and maybe fletcher. Use those with crafts to furnish the items, the enchanters to enhance, and then sell for profit.
